Serviced Accommodation
Serviced accommodation is an extremely exciting and a innovative property investment strategy. Investors can either purchase a property or operate through the rent to rent sector.
​
Serviced accommodation is essentially letting a property out on a short to mid term basis to guests rather than tenants.
House of Multiple Occupation
A house in multiple occupation (HMO) is a property rented out by at least 3 people who are not from 1 ‘household’ (for example a family) but share facilities like the bathroom and kitchen. It is sometimes called a ‘house share’ and the type of tenant may include students, working and non-working overseas travellers and even professionals who want to rent a room, rather than an entire property.

HMO’s may be let by the week (including or excluding bills) or each room can be secured under 6 or 12+ month Assured Shorthold Tenancy (AST).
HMO’s can offer exceptionally high returns.


Lease Options
A lease option contract is typically between two parties: the investor and the owner, or who has the right to the property.
​
The owner and investor agree that, at the end of a specified rental period, the investor has the option to purchase the property.
​In order to have a valid option, the investor must in most cases provide "valuable consideration" (a fee) for the option, this can be from as little as £1, therefore this strategy does not require large deposits on the outset.
​
The option gives the investor the right (but not the obligation) to purchase the property at a later date. The lease option only binds the seller to sell, it does not bind the buyer to buy.
​
Lease Option are often hard to come by, so when one does, be ready.
Rent to Rent
So, what is a rent to rent? Simply put, you rent a property from an owner to then rent it out yourself, to a tenant or guest with the authorisation from the owner.

You are taking control of the property whether through a management company or by self management.
​
Typically, you secure the property on a long term basis which also offers the owner security. You then operate the property, depending on the agreed permissions, as a small or large HMO or even as serviced accommodation. This allows you to be profitable as well as offers a win-win solution to both you and the owner.


Below Market Value
Securing a below market value property can be extremely rewarding, although be prepared, buying property requires equity or liquid funds to purchase.

Below market value properties (BMV’s) often require refurbishment. This allows you to get creative and redesign a property to high standards, then either sell or rent the property out.
​
The aim is to buy low and sell for higher than you bought, offering sizable profit margins or even high yields.
Buy to Let
Buy-to-let (BTL) is for investor's who want to buy property to rent out. The rules around buy-to-let mortgages are similar to those around regular mortgages, but there are some key differences such as interest only mortgages may be available and you can often secure good interest rates (subject to status). Deposits required may be up to (even inexcess of) 25% of the property purchase price but the aim is to generate a high level of yield (i.e. 7-12+%) thus generating a good income and return on the property and your cash invested.
